Design description
Unmistakably this house design pampers a retirement lifestyle. It puts all that an early retiree couple would want at their fingertips and hides the remainder. Here's how.
Two queen bedrooms upstairs have their own bathroom with separate wc. These rooms are intended for intermittent use only; not for permanent occupation. They're for the kids and grand kids, and for friends to stop over if they had 'one too many' at dinner, or prefer not to drive home at night.

Downstairs, the garage, utility, service court and bathroom are effectively out of sight - efficient, tidy and flanked by storage cupboards that can house everything from cleaning equipment to golf clubs and toys for the grand kids.

Grocery delivery to the galley kitchen from the garage is direct but concealed in this plan. This kitchen includes all the elements described in our brochure entitled "What is a good kitchen", including vertical tableware storage and immediate fridge access from the dining table.

This dining space sets the mood for all the living spaces. Residents may use the dining table of course, or the snack bar facility opposing the kitchen bench. Just as easily however, they may take a snack to the office, to the living space while they catch a day program on widescreen TV, or to one of two courtyards for outdoor dining best suited to prevailing weather conditions. When the occasion arises the dining table may be extend for family and guests.

Picture yourself in the gallery between the dining table and left court looking back into the office. The ceiling rises following the rake of the roof while below are two office benches detailed to suit your office preferences flanked at the end by an internal water feature that speaks of peace and tranquility as water tinkles into the pond.

Now picture yourself as having just entered through the front door. The office is almost invisible behind screen walls. Beyond is a long galley flooded by daylight, thence to an inviting living space. Further beyond lies an enormous alfresco space with plunge pool that opens to the sky and gardens.

Living spaces explode into 2 courts and the alfresco space. The result is a dynamic living space that few houses can hold a candle to; a pool, a spa, an alfresco space, a gallery, a stair that climbs tall court windows, an intimate dining space on centre stage, and a cathederal-like office space beyond with triangular windows.

Folding glass doors open interior living spaces to the gardens on 3 sides. The stair in this house runs past tall windows flanking the courtyard.

Also tucked from common sight is the master suite that accesses the alfresco space and spa and enjoys views to the court in addition. Perfect cross ventilation for summer sleeping comfort. Here the bathing space replicates the "office within the lobby" idea and may be given similar treatment as a functional space within the bedroom. There's room for an exercise bike too! When grand kids are left to stay, direct night access from this suite leads straight upstairs to their bedrooms.

Residents on returning from a stroll along the beach in the morning may shower in tye powder room just off the garage, rinse and hang bathing costumes to dry. They can make a snack or toast a sandwich and enjoy it at the snack bar or in either courtyard, later share a family dinner with family members and grand kids.
Should the kids arise early while the residents still sleep then a sound proof wall protects from noisy activity!

A privacy gate to the side of the alfresco space provides for a spacious private garden or opens the spa for general use from the alfresco space. Although unconventional in design this plan is very versatile, compact and efficient, yet the courts either side open the interior to balanced daylight and fresh air.
