Design description
At first glance this floor plan looks like countless others - bedrooms one side and living spaces opposite. But that's where the design illusion ends.

With a king-size master bedroom suite across the rear, that opens to a private courtyard plus the alfresco living space, this house virtually tells the kids they can have what's left over.

The garage and/or lobby discharge 3-am kids and friends into a sitting room and an internet gallery for emails and last text messages for the night. The convenience of a separate powder room nearby allows overnight mates to bunk down in the sitting room. (Choose bed / lounge furniture)
Next day, (let's not use the word morning), these 'small hours' people can brunch in a space enough for a 10 person refectory table served by an efficient kitchen with a pantry fit for a castle.

Back to your interests meanwhile. Dining space just inside from the alfresco space in this plan means you can save on an extra dining setting and buy sun-lounge recliners instead. Enjoy cocktails and canapes before dining or a late supper only steps from your king size bed. Through a flat archway, the master bath spills into a courtyard that is all yours. Summer ventilation comfort is so certain you will likely need a duvet in the hottest of Australian coastal climes.

The spine of this house plan comprises a cook recess, closets, linen, video library or bookshelves, space for a bar and the powder room - all is displaced mass essential in solar design. These accoutrements serve living spaces and two queen size bedrooms, that with a third bedroom masterfully channel cooling breezes through the whole house for naturally fresh and vibrant living. Bath access is direct off the living spaces - and that's the technical aspects put to bed.

The rest is fun and exhilaration! Opposite the internet gallery is an outdoor living space with a garden deck and shade sail protection, accessible through stacker doors from the living space.
Totally predictable? No way! 'Stacker windows' (not doors) over a timber bench window in the sitting room provide an obstacle course in effect - a hurdle though every living space in this house is visually interconnected.
Very deliberately, this garden space and all those spaces around it are transformed into a playground; an adventure in spirit, in life, in social adventure, growing maturity and personal expression.

Youthful tanned legs may stretch out on the window sill bench. Some sink deep into lounge chairs, others surf the net, converts watch football on the flat TV, and others enjoy a latte on the sun lounges under shade sails.

This close knit social environment is very deliberately designed to act like a magnet to these fast maturing adults; keep them off the street and yet give them license as their values and social skills develop; all the while keeping them under your watchful eye.

And when these frenetic individuals disappear 'down south' for a weekend, as indeed they will, 23 metres of interconnected and personally interpretable living spaces are available for you and your friends to party to your heart's content.

There is much more behind a quadrant entry canopy that discharges rain water into a pond than you can ever imagine!

Think of this house more as furniture design, to be sat in and slept on and its cheeky nature will show forth. This delightfull and playfull mood puts it in our master series designs. This plan is for adventurous spriits.
